How to write MLS remarks for virtually staged photos

Simple, clear wording Ontario salespersons can use to disclose virtually staged photos in MLS remarks and on listing sites.

Why disclosure matters

Buyers should never be surprised when they walk into a home. A clear note that some photos are virtually staged protects the buyer, you and your brokerage.

Keep it short and specific

Say which photos are staged and that the furniture is not included. For example: "Photos of the living room, dining room and primary bedroom have been virtually staged. Furniture and décor shown are not included."

Avoid vague wording like "some photos enhanced". Buyers should know exactly what was changed.

Pair the remark with an on-photo label

The remark explains it once. A label on each staged photo explains it every time the photo is shared, including when it is copied to other sites. Every Truly Staged image comes with a "Virtually Staged" corner label already applied.

Show the original too

Many salespersons include the empty photo alongside the staged version. It builds trust and helps buyers see that only furniture was added.
