Does virtual staging help Ontario listings?
When virtual staging is worth it for an Ontario listing, when it isn't, and how to use it without risking a misrepresentation complaint.
The short answer
Most buyers first see a home online. Empty rooms make it hard to judge size and use. Virtual staging adds furniture to your listing photos so buyers can picture living there, for a fraction of the cost of physical staging.
It works best for vacant homes, new builds, estate sales and investor properties between tenants. It is less useful when a home is already well furnished.
When it makes the most sense
Vacant condos, where buyers struggle to judge whether a sofa and a dining table both fit.
Awkward rooms, such as basements, bonus rooms and dens, where a clear use helps.
Listings on a tight timeline, since staged photos can be ready in 48 hours without moving furniture.
Staying on the right side of the rules
In Ontario, advertising must not mislead. Staged photos should be clearly labelled as virtually staged, and permanent features like walls, windows, floors and views must not be changed.
