Virtual staging checklist: what to send before you order

1. Photograph each room properly

• Shoot in landscape orientation, straight-on from chest height (about 1.2–1.5 m).
• Open blinds and curtains; turn on every light. Natural daylight photos stage best.
• Capture the whole room — corners, windows and flooring visible. Avoid tight crops.
• Use the highest resolution your phone or camera offers (no screenshots or MLS re-downloads).
• One photo per angle you want staged; we stage each photo, not each room.

2. Tidy the space (or tell us to remove it)

• Clear countertops, coffee tables and nightstands of clutter, cords and bins.
• Remove personal photos, documents and valuables before shooting.
• Existing furniture can stay — we can digitally remove or replace movable items.
• Permanent fixtures (walls, windows, flooring, built-ins) are never altered — that's what keeps your photos RECO & TRESA compliant.

3. Gather your order details

• Full property address and city.
• Number of rooms and number of photos to stage (bulk rate kicks in at 12+ photos).
• Your preferred design style — Modern, Scandinavian, Classic, Rustic/Farmhouse or Contemporary Luxury — plus any notes about the target buyer.
• Optional add-ons: 360° virtual tour and AI-narrated video reel ($50 CAD each).
• Your name, brokerage and a phone number we can reach you at.

4. Submit and pay the deposit

• Upload your photos in the order form — you'll see the exact total, HST and deposit before paying.
• A 30% deposit starts the work; the remaining 70% is due only after you approve the proofs.
• You'll receive a Project ID and access code by email to track everything in your client portal.

5. Review, approve, publish

• Proofs arrive within 48 hours, watermarked until the balance is paid.
• One free style revision is included within 7 days.
• Final files come with the "Virtually Staged" corner label pre-applied and copy-paste MLS remarks.

Common mistakes that slow orders down

• Portrait-oriented or heavily cropped photos.
• Dark rooms with blinds closed.
• Sending photos one at a time over several emails instead of one upload.
• No design style chosen — pick a primary style so we can start immediately.
